Real estate, like almost every aspect of our lives, has taken many blows during the pandemic.

People fled the big cities and actively sought out country houses for rent, swept away new buildings like pies in a period of scarcity and spent the last of their money to buy a home. Families trapped within four walls yearned for more space, tenants overpowered landlords demanding lower rents, but retail storefronts and office space were still empty.

Now that we understand what we’re dealing with and realize that COVID is here to stay, it’s time to look to the future and assess the real estate market’s prospects. Why? Because the real estate and construction sector has always been the flagship of future economic recovery, population migration, consumer demand and more.

COVID-19 accelerated the growth of online shopping and the decline of retail

An Ernst & Young survey in 2020 found that 33% of consumers expect to shift more to online shopping; in 2021, nearly 40% said they still shop less in physical stores than before the pandemic. This trend is likely to continue into 2022. There may not be such explosive growth in online sales, but many have come to appreciate the convenience of online shopping.

Growing social distance

COVID-19 also raised the debate about the importance of open public spaces and the disproportionate access to them by different demographic groups. As any creative profession, the real estate brokerage profession requires a lot of hard work, a constant search for ideas and options to satisfy clients, a lot of travel, meetings and negotiations. Unfortunately not everyone is suited for this job.

We have tried to make it easier for you to choose your path in life and have painted 10 basic characteristics or character traits that should be considered when choosing a real estate career.

Who wants a fixed salary.

Many people want to have a fix, it’s psychologically more comfortable for them to clearly know that on the 10th they will receive a specific amount. Often the size does not make any difference. It is important to have the certainty that the money will be there on the 10th.

Who wants to work on a fixed schedule.

From 9 to 18.00 or any other. Many people are not willing to overwork. The typical picture in any business center. The flow of people going to work stretches for about two hours, from 8 to 10 in the morning. But in the evening all leave the office building with the sixth strike of the chimes faster than fire regulations. This desire, by the way, perfectly correlates with the first one. Who does not like to communicate with strangers.

Who prefers a sedentary job or a job that does not require constant movement.

Realtor or real estate broker, of course, not the courier, but it happens that we have to move around the city a lot: from the show to review, from examination to negotiation, from negotiations to the signing of the contract, etc. Therefore, many realtors and brokers successfully substitute their profession for the workload in the gym.

Who doesn’t like or can’t multitask.

Again, this is by no means a reproach to representatives of other professions, but a broker has a lot of tasks if he wants to achieve results. At the same time, sometimes it is simply impossible to perform all of them, so you need to be able to prioritize them, that is, to select the most important tasks first and not move on to the others until the most important ones are performed. And to understand which of them are the most important is in itself an art on the verge of mysticism.

Who does not like to work under stress or who prefers to avoid problems.

Everyone has stresses and problems. Just people in creative professions, i.e. those who have to work in a mode of some uncertainty, by definition have more of them than even firemen who even in case of fire will have to act accurately according to the exhausted algorithm.

Who are not ambitious.

Well, yes. Not all of us are going to become president of Russia. Many people sit in the same position for 10 and 20 or more years and feel fine. In real estate work, you can’t just sit around like that – there’s often no fixed pay, no schedule, lots of tasks, lots of calls from clients who want to be taken care of right away. You definitely have to have an ambitious goal in order to keep up with it all.

Who doesn’t need a lot of money.

A real estate broker can make a lot of money, really a lot more than the national average salary, but you have to try hard to do it. I would not say that you need to tear up one place, but try and try productively have to. If you do not try, do not move forward, do not do every day a little more than necessary, then the money will not be, which means that these people are better off looking for work on a schedule. Let a little, but will pay.

Who can’t or won’t hear the word “NO.”

A Realtor often hears “NO.” Certainly, much less often than phone operators who make cold calls offering to have their brains examined on the latest equipment with nanographite centrifuge inserts.

If you are looking for premises for a bank, then to successfully complete the task you must know how the bank works, if for a restaurant, how the restaurant works, what its requirements are, etc.

Real estate brokers don’t get bored. And it is because you have to constantly learn, meet new people, and constantly learn something new that this profession is so interesting.

Tenants often violate the rules of tenancy – they neglect the property and the common area, spoil repairs and do not maintain order, make changes to the interior without approval, and do not report problems and breakdowns.

We understand how to be prepared for such a situation in advance and what to do if the damage to the property has already been done.

Be prepared in advance.

Rent an apartment according to the contract. You should not treat the documents formally, sign a sample contract from the Internet, or neglect completing the act of handing-over the apartment – you can attach photos of the condition of the house, interior, furniture and appliances at the handover.

Write down all important for you terms right away. For example, you should inform about force majeure situations – flooding, plumbing and radiator failure immediately, you should report the breakage of household appliances within a week, no smoking is allowed in the apartment, pets are not allowed.

It is important to understand and fix in the contract the order of payment for repairs. It is clear that if you break a glass table, the person who broke it buys a new one. It is more complicated with plumbing and its wear and tear, the failure of moving elements of furniture, breakage of machinery. Write down and discuss these points in advance.

It is also important to reflect in the contract the amount of the deposit amount and the order of compensation, compensation, penalties, early termination.

If you have valuables in the apartment – an antique chest of drawers, a unique rug, or a porcelain set – you should get them out of the apartment before you rent it. Firstly the tenants are unlikely to appreciate the presence of such things. Secondly you will not have to worry about their safety.

The tenant has caused damage and is ready to negotiate

Second situation – neighbors have caused damage: flooding, breaking the common door, breaking or damaging something in the entryway

To avoid ruining your relationship with your neighbors, you can compensate them for the losses according to supporting documents or make repairs. Next – deal with the tenant.

Tenant ignores the terms of the agreement

The most common cases are the tenant getting a pet, not keeping order, smoking in the apartment. Also, the composition of tenants may not match the specified in the contract. For example, you rented the apartment to one person, and he shared the rent, reselling part of the apartment, or began to live with friends.

The tenant has changed the locks

It happens that the tenant can’t pay the rent for the apartment, doesn’t want to let the owner in, and changes the locks of the entrance door. Such an action violates the owner’s rights.

When going to court, it will be good if the owner has photos of the interior, furniture, as well as in case of breakage of appliances – expert opinions on the causes of damage. It is obligatory to have a contract and an acceptance certificate for the apartment.

The tenants have made repairs or remodeling.

Because of the high cost, this is not the most common story. It is important to understand that the tenant without the written consent of the owner can not carry out major repairs or remodeling.

If this happens, there is administrative liability for unauthorized remodeling of the dwelling unit. The tenant is obligated to restore the apartment to its original condition.

If he refuses to do so voluntarily, the landlord can go to court to demand termination of the contract and compensation for damages. As in previous cases, it is important here that the original condition of the apartment is documented by photos and confirmed by the acceptance certificate of the apartment.
